How soon can you go out and inspect the houses?
Normally we have a 72 hour response window, depending on your inspection window and when we can get into the home to do the inspection.
How long will it take after the inspection for me to get the report?
Most reports are delivered to our clients within 24 hours via email - and most of the time by the very next morning (something to read with your coffee!)
Do your reports contain images?
The average report from Bradders Property Inspections contains over 200 images - if there isn't a photo, chances are we didn't look at it!
Are you licensed and insured?
We are licensed through the State of Florida and carry liability and Errors and Ommissions insurance for the protection of our clients.
Where does most of your business come from?
While we do inspections in the commercial industry, our main focus is in the residential inspections area, which includes home inspections, four point inspections, wind mitigation inspections and roof inspections. We also offer a wood destroying insect report that is accepted by most conventional and FHA lenders, and satisfies the needs of cash buyers.
What tools/equipment do you use for inspections?
The most used tool in the tool bag is our camera. Pictures document the condition of the home at the time of the inspection and all us to review the picture at a later date. We also use metal scan tools, moisture meters, gas detection meters, and an entire arsenal of other tools to be able to insure that your home is safe and functional.
How long will the inspection take?
The average inspection last anywhere from three to four hours, depending on the size of the home and if we are inspecting a swimming pool, sprinklers, or there is a second floor or crawlspace involved. And of course, if we find something abnormal, we want to know what is abnormal about it and investigate to find out how to make it right.
Are you ok with me meeting you there during the inspection?
We actually encourage you to be there! When we do an inspection, we have a routine and system that we work within that covers everything in the home. Most clients either arrive halfway through the inspection or at the end of the inspection, and are free to ask questions. But no matter what, at the end of the inspection we will walk you through the entire home and show you where everything is that you will need to know to live comfortably there. And we are happy to video conference or call you on the phone you if you are not able to be there.
Do you email the report?
Your report is emailed to you and your Realtor through a cloud service that provides you with a link that you can access from anywhere. If you are receiving insurance reports from us, you will receive a scanned copy of them, and we mail the originals in the mail.
Do you work on weekends?
We work on every day that ends in "y"...... We work to help you the client and within your timetable as best as possible.
Is there anything I should do on my end prior to the inspection taking place to ensure it can be completed properly?
We ask that you provide us with your email, Realtor's name and their contact information, and time frame to get the inspection done. We take it from there!
